Buying at Casa de Monte as a foreigner

Ownership. A foreign individual cannot hold land freehold in Thailand. A foreign buyer of a villa usually takes a registered lease of the land, while the house itself can be registered in the buyer’s name. Freehold title is for buyers who are legally allowed to own land. Ask us which structure the developer offers for the villa you choose, and have it checked before you pay.

Money from abroad. Send the purchase money from abroad in the buyer’s name, have it converted to baht by a Thai bank and keep every bank record, including the Foreign Exchange Transaction (FET) form the bank issues.

Reservation and stage payments. Casa de Monte is sold off-plan, with a booking, a 25% payment on signing and stage payments through construction (see the payment plan below).

Independent lawyer. Before you sign, ask an independent Thai property lawyer, not one chosen by the developer, to check the land title, the lease and its renewal wording, the building permit and the sale agreement. We can recommend lawyers our clients have used.

Transfer costs at the Land Office. A freehold transfer usually involves a 2% transfer fee, a 3.3% specific business tax or 0.5% stamp duty, and withholding tax. A lease registration usually costs 1% of the total lease rent plus 0.1% stamp duty.

The developer can amend the terms without notice, so we confirm them with your price list.

Casa de Monte floor plans

The developer publishes a plan for each of the five villa types, with ground and upper floor layouts, internal and external areas and pool sizes, plus a master plan of all 37 villas. We send the plans for the type and plot you are considering.

Casa de Monte resale and completed units

Casa de Monte is off-plan, with completion in Q3 2029, so there are no completed villas yet. The clubhouse and show villas are planned for December 2026. A transfer of the agreement before completion depends on the developer’s rules and fees; ask us what is offered at the time.
