Layan Verde is a new residential and hotel development in Choeng Thale, Thalang District, in the Layan and Bang Tao area on Phuket’s west coast. The developer is VillaCarte Group, a Phuket real estate company. Dusit International has signed to manage the project under two brands: a Dusit Collection hotel and Dusit Residences.

According to Dusit’s June 2024 announcement, the site covers more than 108,000 m² with 15 mid-rise buildings designed by Dewan Architects + Engineers. Landscape design by SHMA covers more than 16,500 m², and the project is designed for Advanced EDGE certification, with up to 35% lower energy and resource use than a conventional building.

Location and lifestyle
Layan is the quieter northern end of the Bang Tao bay, next to Laguna Phuket with its golf course, hotels and restaurants. Approximate travel times from Layan Verde:
- Layan Beach: about 2 minutes
- Laguna Phuket: about 10 minutes
- Boat Avenue: about 10 minutes
- Blue Tree Phuket: about 15 minutes
- Phuket International Airport: about 20 minutes
- Phuket Old Town: about 35 minutes
Daily life in the area is easy for families and long-stay owners: supermarkets, cafes and clinics around Bang Tao and Cherng Talay, beach clubs along the bay, and international schools within a short drive. Being north of Patong and Phuket Town, the area is calmer while staying close to the airport.

The developer describes more than 65 amenities across the project. Dusit’s announcement lists the following for guests and residents:

Buying at Layan Verde as a foreigner
Ownership. Thai law allows foreigners to own condominium units freehold as long as foreign ownership in the building stays within 49% of the total floor area. Units outside the quota are sold on a registered lease. The developer’s price list shows which title applies to each unit, and we confirm it in writing before you reserve.
Money from abroad. To register a freehold condominium unit in a foreign name, the purchase money must come into Thailand from abroad in foreign currency and be converted to baht by a Thai bank. The bank then issues a Foreign Exchange Transaction (FET) form, which the Land Office asks for at transfer. Send the funds in the buyer’s name and keep every bank record.
Reservation and stage payments. Layan Verde is sold off-plan: you sign a reservation and pay a deposit to hold the unit, then sign the sale agreement and pay in stages during construction, with the balance at handover. The developer offers interest-free instalment plans and supports remote purchase.
Independent lawyer. Before you sign, ask an independent Thai property lawyer, not one chosen by the developer, to check the reservation and sale agreements, the title, the building permits and the foreign quota position. We can recommend lawyers our clients have used.
Transfer costs at the Land Office. A freehold transfer usually involves a 2% transfer fee, a 3.3% specific business tax or 0.5% stamp duty (one or the other, depending on the seller), and withholding tax. Who pays what is agreed in the sale contract. A leasehold registration has its own fee, usually 1% of the total lease rent plus 0.1% stamp duty. Budget also for the common area fee and the one-time sinking fund shown in the price list.

Layan Verde payment plan
The developer offers interest-free instalment plans for off-plan buyers and supports remote purchase. The structure is the usual one for a project under construction: a reservation deposit to hold the unit, a contract deposit when you sign the sale agreement, stage payments during construction, and the balance at handover. The exact percentages and dates are set by the developer for each release, and we send them with the price list. We do not quote a schedule we have not seen in writing.

Apartments and penthouses range from 37 m² to 650 m² with 1 to 4 bedrooms. Premium and Luxury apartments come in 1, 2 and 3 bedroom layouts, and penthouses start from 520 m². Layan Verde resale and completed units
Layan Verde is off-plan, with opening slated for 2027 in Dusit’s 2024 announcement, so there are no completed units yet. Before completion, a buyer may be able to pass the contract to a new buyer by transfer of the sale agreement. This depends on the developer’s rules and any transfer fee, so check that clause before you sign.
