Sun Hills Development describes itself as a developer and general contractor with more than 16 years in real estate, 27 projects delivered and about 1,500,000 m² built, with a further 700,000 m² under development. In Phuket it is building Sun Hills Lakeside, Sun Hills Layan and Proxima Villas. The developer states that the land for its Phuket projects is owned by the company, without loans or lease structures. The building contractor is KTEC.

The price depends on the building, floor and view: garden, pool, jungle, lake or panoramic lake view, with pool or garden access on the ground floor. A furniture package is offered on top, from about THB 325,000 for a studio, and buyers can decline it. Freehold within the foreign quota adds THB 10,000 per m².

Under Thai law, foreigners may own condominium units freehold as long as foreign ownership stays within 49% of the building’s total unit area, and the purchase money must come into Thailand from abroad in a foreign currency. Sun Hills Lakeside payment plan
The developer offers interest-free instalments until completion. The current options in its price calculator are:
- Five steps: 30% at contract, 20% in December 2026, 20% in June 2027, 20% in October 2027 and 10% in March 2028
- Quarterly: 30% at contract, then equal quarterly instalments until March 2028
- Full payment: a lower price than the instalment price, about 10% less in the developer’s calculator

Management and rental
The complex will be run by Unicorn Hospitality, a hotel management company based in Bangkok that, according to the developer, manages more than 750 apartments in Thailand.
