Ownership. Foreigners cannot own land freehold in Thailand. A villa like this is usually bought with a registered land lease, typically 30 years, recorded at the Land Office, while the house itself is registered in the buyer’s name. Any further lease terms are contractual, so their wording matters. Ask us which structure the developer offers.
Reservation and stage payments. Poetry Villas is sold off-plan: you reserve a villa with a deposit, sign the main agreements, and pay in stages during construction, with the balance at handover. We send the current schedule with the price list.
Money from abroad. Send the purchase money from abroad in the buyer’s name through a Thai bank and keep every bank record; your lawyer will tell you which documents the Land Office needs.
