From January 2021 to January 2026, the real estate market in Phuket, Thailand has demonstrated a strong and resilient ROI against both rental yields and capital appreciation. Following the post-pandemic surge in late 2021 and throughout 2022-23, property prices in prime west coast locations such as Bang Tao, Kamala and Surin  rose significantly often achieving cumulative capital growth of 25-40% at peak levels, driven by renewed international demand, limited high quality-inventory and a shift toward luxury villa ownership. Rental returns also strengthened in parallel, with short-term holiday lets delivering  annualized yields of between 7-12% in high-season driven assets, particularly for well managed pool villas. By 2024-25, the market entered a more stabilized growth phase, with sustained occupancy rates, increasing long-term demand, and consistent foreign investment underpinning returns. Overall, Phuket has positioned itself as one of Asia’s leading lifestyle investment markets, offering a balance combination of income generation and long-term capital appreciation, with regional highs reflecting both tourism recovery and structural supply constraints in premium segments. Our regional location guide includes pricing per square meter as current in January 2021, therefore, one can establish that as a general rule of thumb that pricing parallel’s over a 5-year span from January 2021, as stated figures in our guide, to January 2026 draw the conclusion that a capital appreciation of 6-8% across the island and as high as 10-12% in the prime west coastal regions are now reflected in 2026 pricing. This upward trend continues to surge as numbers of investors continue to flock here from afar as Russia, Middle East, in particular Dubai, USA,  Canada, Australia, Europe and the United Kingdom following some dramatic changes, overtime, within their homelands. Phuket, Thailand offers something for everyone seeking a lifestyle choice and relaxed, friendly environment.
