The Title is the residential brand of Rhom Bho Property Public Company Limited, a Thai developer based in Bangkok with a Phuket office in Sakhu, Thalang. Usable area adds up the indoor, outdoor and rooftop areas in the developer’s brochure. Every villa has a private pool and parking for 2 cars, or 3 at Lyra and Xenia, and Xenia adds a kids’ pool.
Location and lifestyle

Buying at The Title Villa Kirara as a foreigner
Ownership. A foreign individual cannot hold land freehold in Thailand. A foreign buyer of a villa usually takes a registered lease of the land, while the house itself can be registered in the buyer’s name. The Kirara materials do not state which structure the developer offers, so we confirm the title for your villa in writing before you reserve.
Money from abroad. Send the money from abroad in the buyer’s name, have a Thai bank convert it to baht and keep every record, including the Foreign Exchange Transaction (FET) form.
Reservation and stage payments. Kirara is sold during construction, with a booking fee, the sale agreement and payments on the developer’s terms. No completion date is published, so ask for it in writing.
Independent lawyer. Have a Thai property lawyer of your own choosing check the land title, the lease and its renewal wording, the building permit and the sale agreement before you sign. We can recommend lawyers our clients have used.
Transfer costs. A freehold transfer at the Land Office usually involves a 2% transfer fee, 3.3% specific business tax or 0.5% stamp duty, and withholding tax, split as the contract says. A lease registration usually costs 1% of the total rent plus 0.1% stamp duty.

- Common fee: THB 85 per square wah (4 m²) per month
