Payment plan
Our listing does not give a payment schedule; we send it on request. A unit bought from the developer before completion is usually paid in steps: a reservation deposit, a payment when the sale agreement is signed, instalments as construction progresses and the balance when the transfer is registered at the Land Office.
Ownership for foreign buyers
Freehold within the quota. Under Thai law a foreigner can own a condominium unit freehold as long as foreign ownership in the building stays within 49% of the total unit area. Before you reserve, we confirm in writing whether the unit you choose falls within that quota.
Leasehold outside the quota. When the quota is used up, the unit is held on a registered lease, usually for 30 years, recorded at the Land Office. Any further terms are set only by the contract, so its wording matters.
Money from abroad. For freehold, the purchase money must come into Thailand from abroad in a foreign currency and be converted to baht by a Thai bank. The bank issues a Foreign Exchange Transaction form (FET), which the Land Office asks for at registration. Send the money in the buyer’s name and keep every bank document.
An independent lawyer. Before you sign, ask an independent Thai property lawyer, not one suggested by the developer, to check the reservation and sale agreements, the building permits and the foreign quota. We can recommend lawyers our clients have worked with.
Costs of buying and owning
When a freehold transfer is registered at the Land Office, the usual costs are a 2% transfer fee, either 3.3% specific business tax or 0.5% stamp duty (one or the other, depending on the seller) and withholding tax. The sale agreement says who pays what. Registering a lease usually costs 1% of the total rent plus 0.1% stamp duty.
After handover the owner pays a monthly common area fee and a one-off contribution to the sinking fund. We send both figures for your unit together with the price list.
