Terms and Conditions
Ownership Types:
- Freehold ownership : The freehold title is exclusively available to Thai buyers and Thai companies.
- Leasehold ownership : The leasehold title is available to both foreigners and Thai Individuals, subject to a 30-year land lease period.
Tax and Transfer Fee Responsibility:
A. Upon the transfer of ownership, all taxes and transfer fees incurred shall be shared equally (50/50) between the developer and the buyer/lessee. Both parties shall bear an equal share of the financial obligations associated with the transfer.

Botanica Four Seasons payment plan
The developer uses two schedules, one for villas bought off-plan and one for finished villas.
Off-plan villa
- Reservation: 2%
- Contract signing, within 30 days of reservation: 28%
- Foundation posts finished: 20%
- Concrete structure and roof structure finished: 15%
- Walls finished: 15%
- Floor finishing, paint, windows and door frames finished: 10%
- Built-in furniture, kitchen, ownership transfer and land registration: 10%
Finished villa

- Sale and purchase agreement, within 30 days of reservation: 48%

Taxes and fees at transfer are shared 50/50 between the developer and the buyer or lessee. After handover there is a one-time sinking fund of THB 100,000 and a common area fee of THB 20 per m² per month, which covers 24-hour security, garbage collection, common electricity and landscaping. The furniture package is optional and priced separately.

Botanica Four Seasons resale and completed units
The developer sells both off-plan and finished villas, and each collection has a show villa. Finished villas are paid on the shorter schedule above, so ask us which villas are complete or close to handover at the time you enquire. If you would rather take over a contract from an existing buyer, the transfer of an off-plan contract depends on the developer’s rules and fees, so check that clause before you sign.
